One place where you do not want to skimp on money is your camera. For sale by owner means that you will be pocketing a lot more money when the deal is done, so you can spend a bit on a camera! Digital cameras are the way to go, not very expensive and certainly worth the price in order to have high quality photos. If you opt for your cell phone or disposable camera, you simply will not have the quality of photos that you need.

Once you have the proper camera, it will be time to make sure that things are just right before you take any shots. One of the most important elements is to allow the sun to light up a room, do not count on lighting from lamps. It is best to open the curtains and even remove the blinds if you must in order to allow as much natural light as possible into the room. You will then want to position your back to the light, so that there is no glare in the photos. When it is time to take a photo that will show the windows, you can then have the blinds and curtains up and closed, and have several lamps behind you to illuminate that wall of the room.

Safety is often raised as an issue in FSBO real estate sales. Some real estate agents try to scare homeowners into listing with them by claiming that is unsafe. Some homeowners are unsure how to show their property safely.

Canadian Real Estate is Going Strong

The real estate market in Canada is still going strong despite the subprime worries across the border in the USA, according to recent news out of the country. International real estate investors and those looking to move to the country have many reasons to be optimistic about the market. The Canadian Real Estate Association (CREA) has predicted that existing home sales will increase in 2007 by 8.1% over 2006. That means that approximately 523,100 units will sell by the end of the year, a record for Canada. Additionally, most provinces are predicted to have record setting years as well.

Across the country, the tightest markets for existing housing is in the ever-popular

western provinces, particularly British Columbia but also Alberta. Vancouver leads the way with some of the prettiest – and priciest – property in Canada. Throughout the province, prices are expected to remain strong for existing housing well into 2008, but should see some easing later next year. Oil-rich Alberta has two of the largest cities with Edmonton and Calgary that are helping fuel the growth in that province.

“Resale housing activity was a juggernaut in the second quarter of 2007,”

said Canadian Real Estate Association Chief Economist Gregory Klump. He continued, noting that

“Home buying sentiment remains upbeat in all regions and mortgage financing is still within reach for many potential home buyers.”

FSBO Jargon

FSBO – This term is short for “For Sale By Owner”. It is important to understand that it is used as a noun in the RE industry. Simply put, you are a FSBO. Agents helping buyers will refer to you and your property by this term. Selling agents will also contact you frequently to try to convert you from a FSBO to a listing client, to wit, they want you to hire them.

CMA – This term refers to a Comparable Market Analysis. It is essentially a breakdown of homes in your neighborhood. Information includes things such as the listing prices of homes, valuations and so on. As a For Sale By Owner seller, you can obtain a CMA by just contacting a real estate agent. They use these reports as lead generators and give them out for free. Tell them you are a For Sale By Owner and they will still give you one. The eternal hope of the agent, of course, is that you will fail as a FSBO and hire them

FFMLS – This term refers to Flat Fee Multiple Listing Service. Many people that consider selling their home with an agent worry that they will not be able to list their property in the multiple listing service for the area. In the past, the “MLS” was a list controlled solely by agents and realtors. These days, there are ways to access it without using a real estate agent. You can pay a Flat Fee for your listing, thus the name.

As I drive down the street I see numerous homeowners attempting to sell their homes by owner. Several companies are now offering flat fee listings and marketing packages to assist FSBO. Sellers are attracted to the low fees and compare them to the fees of a Realtor. There are advantages to the “for sale by owner” companies but only if you have the expertise and time to perform literally hundreds of tasks to complete the real estate process. I believe the benefits of listing with a Realtor far outweigh the benefits of using a FSBO company.

Let us compare the upfront cost associated with both options. To sign a listing contract with a Realtor it will cost you nothing. The only way a Realtor earns a commission is if and when the home sells. When signing a contract with a FSBO company the seller must pay the company a predetermined fee which is not refunded regardless of whether your home is sold. Remember that this predetermined fee typically doesn’t last until the home is sold so you may need to pay fees several times depending on how long it takes your home to sell…
