			<content:encoded><![CDATA[<p>One of the nice things about doing business with a realtor is that they bring in piles of research they have done on your home, and help to establish a price for your home based on their experience and the data they have collected.  You may not have their experience, but you absolutely have access to the data that they collect.  You can offset any lack of home pricing experience you may have by using some simple tips on how to develop a competitive price for your home that will help you home sell quickly and for a profit.</p>

<p>The first thing to do is to collect that data that the realtors have to help determine what they feel your house is worth.  The data that they realtors use is the assessed values of the homes closest to yours, the assessed values of homes in areas similar to the area you live in, and the selling price of homes that have recently sold in your area.  To a realtor, the most important bit of information is recent sales information.  If you have a series of homes that are selling around you, then that makes it much easier to compile the information you need.</p>
<p>There are many websites on the internet that will help you find the assessed values of homes in your area for a fee.  You can also check with your local hall of records to see if they release assessed value information.  Some municipalities release that kind of information, and others do not.  There is also several websites you can visit to get the recent selling prices of homes in your area.  There are a few subscriber services that offer essentially the same information that realtors get, and you can have access to that information for a fee.  In many cases the recent selling prices of homes in your area are also listed in the local newspaper.</p>
<p><span id="more-32"></span>Once you have assembled all of that information, it is then time to put that information to practical use.  If there are houses in your area for sale, then visit their open houses and see how those homes look inside and out.  Find out what the asking price for the house is, and then compare the asking price and quality of the home to your home.  While it is important to price your home within the range of the other homes in your area, it is also not out of the question to ask a little more for a home that you feel is worth a little more than the other homes around you.</p>
<p>Start high, and be prepared to haggle.  Always come to a price you are comfortable with, and then add ten percent to that price.  When you set your original price, be sure you are allowing enough for closing costs and paying off the existing mortgage.  Your closing costs and existing mortgage should act as the lowest price you will accept.  Always try to make at least ten to twenty percent over the lowest price you will accept to try and make a profit for yourself.<br />

			<content:encoded><![CDATA[<p>When you are selling your home without an agent, posting photographs of your home will be of utmost importance.  The majority of prospective buyers will be searching for homes for sales on the Internet and it is the photographs that will either catch their eye so that they read more about your home or it will make them skip over to the next house.  Let’s look at the guidelines to follow when taking pictures inside the house in order to bring lots of traffic to your listing.</p>

<p>One place where you do not want to skimp on money is your camera. For sale by owner means that you will be pocketing a lot more money when the deal is done, so you can spend a bit on a camera!  Digital cameras are the way to go, not very expensive and certainly worth the price in order to have high quality photos. If you opt for your cell phone or disposable camera, you simply will not have the quality of photos that you need.</p>
<p>Once you have the proper camera, it will be time to make sure that things are just right before you take any shots. One of the most important elements is to allow the sun to light up a room, do not count on lighting from lamps.   It is best to open the curtains and even remove the blinds if you must in order to allow as much natural light as possible into the room.  You will then want to position your back to the light, so that there is no glare in the photos. When it is time to take a photo that will show the windows, you can then have the blinds and curtains up and closed, and have several lamps behind you to illuminate that wall of the room.</p>
<p><span id="more-25"></span>You will also want to de-clutter each and every room of your house before you begin. While some sellers want to show off their book collections and others believe that it is best to have photos that show the house is “lived in and enjoyed” this is not what buyers want to see.  When a potential buyer is looking at your photos, your goal is to make it as easy as possible for them to imagine what their furniture would look like in the house. You want them to envision which pieces will go where. You will want them to get excited at the possibilities.  Therefore,  de-cluttering cannot be overdone.</p>
<p>In regard to your living room, only keep the basics in the room.  Remove everything except the sofa and perhaps a chair.  If you have a mantel covered with family photos, take them down. If you have a hutch that is filled with collectibles, remove them. You want the potential buyer to think about how their collectibles would look in the room, not to look at yours as they may have completely different taste than you.</p>
<p>The kitchen and bathroom are the two rooms that must literally shine.  All countertops and surfaces should be sparkling clean and all clutter put out of sight.  Remove all items from the top of the refrigerator; put all hair and makeup supplies from the bathroom in the cabinet.  The bathroom should only show what is built in: the tub, sink and toilet and that is it.</p>
<p>The bedrooms should be as clean and clutter free as possible.  For children’s rooms, there should be zero items on the floor; those can be put into a closet.  All that should be in the bedrooms are the beds, end tables, lamps and dresser.  If you happen to have three dressers, remove one or two of them.  Less furniture makes a room look bigger and cleaner. Always remember, when you are selling your home FSBO, less is more when it comes to the photos of the inside rooms.<br />

<p>You may wonder, “Why Sell FSBO?”  There are plenty of good, solid answers.  If you are selling your home, car or items, there are benefits in all departments.  Less stress is one major benefit to answer “Why sell FSBO?”  We all have plenty of stress today, more than enough to go around.  If you can eliminate stress by selling something yourself, go for it!  If you are selling your home, you won’t have to live by the real estate agent’s schedule and leave every time they want to show it to potential buyers. <p>By taking a few sensible precautions there is no reason why selling your home For Sale By Owner should be any less safe than selling through a real estate agent. In fact selling Fizzbo should be safer. There is nothing that a real estate agent does to vet buyers that FSBO homeowners cannot do for themselves.</p>
<p><strong>What does a real estate agent do?</strong></p>
<p>Real estate agents claim that they vet prospective buyers before they visit your property but what does this mean? Does the real estate agent check whether the buyer has a criminal record for violent crimes or theft? Of course they don’t. At best, the agent may get a name, address and contact number of the buyer before they visit.</p>
<p>Getting a contact number for buyers is easy, just ask when the buyer calls to enquire about viewing your property. Before the buyer visits call them back to confirm that they are still coming. This lets you confirm that the contact number is genuine and also reduces the likelihood of no-shows&#8230;</p>

<p><strong>Fizzbo advert contact details</strong></p>
<p>It is advisable to limit the amount of information that you make available through online For Sale By Owner advertising. Some homeowners include their full name, telephone numbers, e-mail address, street address of the property for sale and times when they are at home. Whilst including this information is not enough to forge documents such as a passport it is enough to gain unwanted attention from confidence tricksters.</p>
<p>A potential buyer only needs to know your first name to make polite initial contact. There is no need to include your surname and titles in your For Sale By Owner advert.</p>

<p><strong>Open house inspections</strong></p>
<p>We don’t recommend holding an open house viewing when selling your property. Open house inspections are hard to supervise and many buyers find viewing a property with lots of other buyers unproductive and frustrating.</p>
<p>Real estate agents use open houses as a way of getting leads about other properties that are for sale. Often the real estate agent will stand at the front of a house to make sure buyers receive details of their agency. But once inside the property buyers are allowed to roam around unsupervised.</p>
<p>Potential thieves can use open house inspections to check out security systems and case the properties if left to roam unsupervised. Don’t provide too much detail relating to your home’s security system to a buyer on their initial visit.</p>
<p><strong>Common sense rules</strong></p>
<p>When you are holding viewings of your property follow these common sense rules:</p>
<p>Remove all valuables from the property. Take them off site preferably in a safe deposit box. Don’t just put them in a drawer.</p>
<p>Make sure there are two people in the property at all times. Ask a friend or family member to accompany you. Only one of you need conduct the viewing.</p>
<p>Keep blinds and curtains open during viewings this allows people outside to see in to the property and will potentially deter somebody thinking of getting up to no good.</p>
<p><strong>Showing your property after dark</strong></p>
<p>Allowing buyers to drop in for viewings without a prior appointment is not recommend and especially not if the buyer is requesting an impromptu viewing after dark. Politely explain that you’re happy to show your home during daylight hours, when the buyer can fully appreciate your home’s wonderful features. Offer a flyer or information sheet to take away.</p>
<p><strong>FSBO may not be for you</strong></p>
<p>FSBO is not for everybody. In order to sell your own home you must be prepared to show potential buyers around the property. If you are uncomfortable doing this or feel that your circumstances would make you especially vulnerable it would be wise to consider using a traditional real estate agent.</p>

International real estate investors and those looking to move to the country have many reasons to be optimistic about the market. The Canadian Real Estate Association (<a href="http://www.crea.ca/" target="_blank">CREA</a>) has predicted that existing home sales will increase in 2007 by 8.1% over 2006. That means that approximately 523,100 units will sell by the end of the year, a record for Canada. Additionally, most provinces are predicted to have record setting years as well.</p>
<p>Across the country, the tightest markets for existing housing is in the ever-popular</p>
<p>western provinces, particularly British Columbia but also Alberta. Vancouver leads the way with some of the prettiest – and priciest – property in Canada. Throughout the province, prices are expected to remain strong for existing housing well into 2008, but should see some easing later next year. Oil-rich Alberta has two of the largest cities with Edmonton and Calgary that are helping fuel the growth in that province.</p>

They use these reports as lead generators and give them out for free. Tell them you are a For Sale By Owner and they will still give you one. <p><strong>FFMLS</strong> – This term refers to Flat Fee Multiple Listing Service. Many people that consider selling their home with an agent worry that they will not be able to list their property in the multiple listing service for the area. In the past, the “MLS” was a list controlled solely by agents and realtors. These days, there are ways to access it without using a real estate agent. You can pay a Flat Fee for your listing, thus the name.<br />
